Elements in this service include, but are not limited to:
- Assistance in identifying and negotiating the purchase/lease of land.
- Assistance in the design of your facility.
- Assistance in the securing of qualified professionals including but not limited to: architects; engineers; a general contractor (GC); designers; attorneys; and CPA’s.
- Review of architectural and engineering drawings and specifications and communication with Owner regarding the same.
- Coordination of communication and deadline status with engineers, architects, the GC and permitting agencies.
- Development and oversight of complete project budget with timely updates to Owner. The Contractor will provide Owner timely information regarding any material variations from the Owner’s budget.
- Project update and status information conduit to Owner.
- Site demolition coordination.
- Communications with Owner for required decisions affecting the project.
- Tax assessment relief coordination.
- Review of bid forms and invitation to bid letters to accompany the architectural and engineering drawings to be distributed to GC’s previously approved by Owner.
- Assistance in coordination of building permits applications and communication with Owner regarding the same.
- Evaluation of GC bids and recommendations to Owner regarding the same.
- Oversight of contract formation and execution between Owner and GC.
- Oversight of project schedule and communication with Owner regarding the same.
- Maintenance of list of project subcontractors.
- Assistance to Owner in connection with Owner’s responsibility for filing documents required for the approval of governmental authorities having jurisdiction over the project.
- Assistance to Owner and Owner’s escrow agent in developing and implementing procedures for the review and processing of applications by the GC and/or subcontractors for progress and final payments.
- Assistance to Owner in the securing of lien waivers as appropriate, as well as comparison of lien waivers to pay requests.
- Assistance to Owner in conducting final inspections of the project and evaluating the completion of the work performed by the GC and subcontractors.
- Oversight of project to ensure maintenance of reasonably clean and orderly conditions.
- Oversight of activities of GC and deliveries and communication with Owner regarding the same.
- Periodic visits to the project from pre-construction through construction phase to monitor progress and quality of work.
- Assistance to Owner during final visit to the site to note any items requiring completion or rework prior to occupancy.
- Assistance to Owner in reviewing and evaluating all change orders.
- Assistance in any post occupancy construction-related issues and warranty matters.
