Project Development Assistance & Sports Construction Management

Our experience with hands on day-to-day operations and a background in construction design, methods and sports construction management give us a unique understanding of the hundreds of nuances that can affect the liability and bottom line of indoor sport facilities and outdoor sports.

One of the most daunting and time-consuming tasks of the development of a sports facility is the development and sports and recreation construction process. This task is often so overwhelming that we have seen indoor sports facilities and outdoor sports struggle out of the gate because the Director or organizational staff has been "sucked" into the sports and recreation construction process. What to build, how much will (should) it cost, what timeframe will (should) it be completed by are all elements that "appear" to be the first priority to anyone getting into this business. Taking the time, energy and FOCUS off the organization's primary need which is to fill the indoor sports facility or outdoor sports complex and generate revenue. This distraction forces the organization to scramble after the indoor sports facility is complete instead on FOCUSING on the goal of opening the indoor sports facility or outdoor sports complex with a large number of customers already registered.

  • Create baseline sports facility design and specifications for architectural and engineering drawings
  • Coordination of communication and deadline status with engineer, architect, General Contractor (the "GC") and permitting agency
  • Development and oversight of complete project budget with weekly updates to Client. The GC will provide Client timely information regarding any material variations from the Client's budget;
  • Project update and status information conduit to Client;
  • ssistance in preparation of bid forms and invitation to bid letters to accompany the architectural and engineering drawings to be distributed to GCs approved by Client;
  • Assistance in coordination of building permit applications and communication with client regarding the same
  • Evaluation of GC bids and recommendations to Client regarding the same
  • Oversight of contract formation and execution between Client and GC
  • Oversight of project schedule and communication with Client regarding the same;
  • Maintenance of list of project subcontractors;
  • Assistance to Client in connection with Client's responsibility for filing documents required for the approval of governmental authorities having jurisdiction over the project, if applicable;
  • Assistance to Client and Client's escrow agent in developing and implementing procedures for the review and processing of applications by the GC and/or subcontractors for progress and final payments;
  • Assistance to Client in the securing of lien waivers as appropriate, as well as comparison of lien waivers to pay requests
  • Assistance to Client in conducting final inspections of the project and evaluating the completion of the work performed by the GC and subcontractors;
  • Oversight of activities of GC and deliveries and communication with Client regarding the same;
  • Periodic visits to the project from pre-construction through sports and recreation construction phase to monitor progress and quality of work;
  • Assistance to Client during final visit to the indoor sports facility or outdoor sports complex site to note any items requiring completion or rework prior to occupancy; and
  • Assistance to Client in reviewing and evaluating all change orders.
